What kind of homes do you build?
We specialize in turn-key custom single-family homes and backyard Tiny Homes, also known as Accessory Dwelling Units (ADUs). ADUs are perfect as guest houses, rental units, or private living spaces for family members or loved ones. Additionally, we can develop entire plots of land with multiple single-family homes or multiple Tiny Homes for investors and landowners who want to create rental communities or real estate developments.
How much do your homes cost?
Since every project is custom, the exact price depends on size, client design and finish selections, site location, and site conditions (for example, whether it is in town or two hours away in the country, whether it is in a floodplain, how far it is from utility access, soil and ground conditions, etc.).
We are a custom builder with a catalog of base models ranging from a 240 square foot studio to a 1,000 square foot three bedroom home, but we also build fully custom single family homes of any size and any number of bedrooms and bathrooms. We can build one of our catalog models exactly as shown, modify a catalog model, or create something completely novel based on a client’s vision.
The smallest model in our catalog is our 240 square foot base unit, which costs around $90,000 with our full set of Standard Inclusions. Our 1,000 square foot base model costs around $220,000 with the same Standard Inclusions. Pricing can be reduced by approximately 10 percent by excluding kitchen appliances and selecting lower cost, renter grade finishes.
Price per square foot varies based on client design and finish selections. Our base pricing includes our Standard Inclusions, which are a few steps above builder grade. Price per square foot is higher for smaller units because all of our base models include a full kitchen and bathroom, which represent the most expensive portions of the build.
As projects increase in size, the price per square foot decreases. For larger projects, such as developing multiple units on a single property, pricing varies based on the overall scope of work. After your initial consultation and site visit, we provide a detailed proposal and a custom quote tailored to your goals.
My HOA definitely wouldn’t allow this...
Not necessarily. Every HOA has different rules and many people that reach out to us assume building an ADU on their property is not possible because of their HOA. However, we successfully navigate HOA guidelines on a regular basis to get our clients the Tiny Home or additional space they need. During your consultation and site visit, we review your community’s restrictions and determine the best path forward, and we find there is almost always a creative solution to accomplishing a client’s goals while complying with any HOA restrictions.
Do you handle permits and approvals?
Yes, we are a turn-key builder offering a white glove design and build service to our clients. We take care of all the architectural design, engineering, permitting and approvals needed. From zoning checks to building codes, managing the paperwork, designing and building your Tiny Home, we do it all so it’s ready to live in when we hand the keys over at completion.
How long does the process take?
The timeline varies from project to project. Typically, for backyard ADUs you can generally expect 6-8 months from start of design to move-in ready completion.
Larger land development projects with multiple units may take longer depending on site conditions, permitting, and infrastructure needs.
